Consultation

We believe in a collaborative approach to design and start by meeting with you to discuss your unique requirements, preferences, and design inspirations. Our team listens carefully to your project expectations, going over the general scope, time frame, and budget. This consultation phase is crucial in setting the foundation for a successful project.

Feasibility Study

We conduct a comprehensive feasibility study to ensure that your project complies with all regulatory requirements. This includes analyzing Zoning By-Laws and Ontario Building Code regulations, conservation authority regulations, environmental impact assessments, and other factors that may impact the design process. We identify any potential challenges or limitations that may arise during the design phase and work to mitigate them.

Scan & Document Existing Site

We visit the site to gain a comprehensive understanding of the existing building conditions and use 3D LiDAR Scanning and Aerial Drone technologies to accurately document the site. This helps us to identify any potential challenges and opportunities for the design, and to plan for any necessary changes or improvements.

Create Design Concepts & Visualizations

Our experienced team of designers and architects use the information gathered during the consultation and site visits to develop initial design concepts that meet your unique requirements. We present multiple options in the form of conceptual sketches and photorealistic 3D renderings, allowing you to have a clear visualization and complete understanding of the design.

Finalization of Design & Client Approval

Once you have selected a concept that we have developed, we work with you to finalize the selected design. Upon your approval, we proceed with preparing the permit drawings set.

Preparation of Building Permit Drawings

As part of our process, we create accurate architectural Building Information Models (BIMs) for all our projects. We leverage the BIM to develop detailed construction documents, including the foundation plan, framing plan, roof plan, elevations, cross sections, construction details, materials selections, and basic site plan. Our team coordinates with professionals such as engineers, surveyors, and designers to consolidate all stamped drawings into a single set of construction documents, ensuring a seamless and efficient experience for our clients.

Land Surveyors

As licensed professionals by the Association of Ontario Land Surveyors, they use precise surveying technologies and advanced techniques to create topographic surveys, legal boundary surveys, real property reports, grading plans, and other drawings that are essential for accurate permit drawings and approvals.

Architects & Designers

Our firm collaborates with Architects, Landscape Architects, and Interior Designers provide comprehensive design services for construction projects. Landscape Architects design outdoor spaces and site plans for sustainability and accessibility. Interior Designers create functional and aesthetically pleasing indoor environments, providing specifications for finishes, lighting, and millwork, among other elements.

Structural Engineers

Licensed by Professional Engineers Ontario, Structural Engineers provide calculations and design drawings for the primary structural system of buildings, including beams, columns, and foundation plans. They create detailed structural specifications to ensure compliance with building codes and best practices during construction.

Mechanical Engineers

Licensed by Professional Engineers Ontario, Mechanical Engineers design and draw mechanical systems for buildings, including heating, ventilation, air conditioning, and fire protection, which are necessary for permit approvals. They determine HVAC, plumbing, and septic requirements, and ensure proper sizing and specifications of mechanical units to ensure proper heating and cooling of the building.

Electrical Engineers

Licensed by Professional Engineers Ontario, Electrical Engineers are responsible for designing and calculating the electrical systems for buildings, including power distribution, lighting, and low-voltage applications like Ethernet and fiber-optic lines. They work with the local utility to determine power requirements and coordinate with the architect to meet lighting needs and make detailed calculations and design drawings are essential for permit approvals.

Municipal Permit Application Submission & Approval

We offer comprehensive services to streamline the process of obtaining building permits. Our experienced team can manage the application process on your behalf, navigating the necessary procedures for municipalities and conservation authorities. We also coordinate with consultants to obtain approvals related to zoning, site plan, stormwater management, grading, and forestry. In cases where a minor variance is required, we provide client support and representation before the Committee of Adjustment. During the construction phase, we provide site inspections and construction monitoring services to ensure compliance with the Ontario Building Code, facilitating timely occupancy approvals from municipal inspectors.
